AROUND TOWN: Manayunk's Newest Residences - The Cliff Townhomes

Blog article by Manayunk Development Corporation Summer Intern, Katie Kavanaugh

Dan Neducsin has been buying properties in Manayunk ranging from houses to apartments and commercial spaces to restaurants since 1987. Over the years, Neducsin Properties have become known for their award-winning living spaces and restaurants equipped with all the modern amenities.

You may have seen Neducsin and his partners latest project being built on Leverington Avenue and Silverwood Street. Phase 1 of The Cliff Townhomes on Leverington Ave is now fully complete and is selling out fast, while Phase 2 is in the works on Silverwood Street.

The Cliff Townhomes are the most modern and elegant properties Neducsin and his partners have ever offered. The homes have a sleek and clean look to them with maximum natural lighting. Neducsin wanted to create a unique property in this location, “We wanted to do decks. We also wanted to offer two car garage parking PLUS an additional space.  "So that’s three spots,” says Neducsin. “That’s premium. I don’t know of anybody in Manayunk that offers that.” The Cliff Townhomes feature large decks off of the living room with sweeping views of Manayunk, the Schuylkill River, and Center City. “The view is spectacular,” says Neducsin.

Like most of his other properties, each of the townhomes feature a Neduscin staple; “something that we have always done is high ceilings, so all of our units have 20 foot high ceilings,” says Neducsin. “We really feel we have something special.” Neducsin is proud that all of his projects offer plenty of amenities. It’s something that customers value, so Neducsin Properties do everything they can to provide them with the best. Amenities at The Cliff Townhomes include: two car garage, high ceilings, green roofs, custom kitchens, stainless steel appliances, granite countertops, fireplaces, hardwood floors, and custom closets, vanities, and cabinets.

The location of the Cliff Townhomes is one of the best qualities of the property. As Neducsin says, “It’s all walk-able. It’s close to the train and you can walk to Main Street from there. It’s a quiet area.” Everything you need is within walking distance, including a variety of dining, shopping, fitness, and other businesses along historic Main Street. Manayunk is also 15 minutes from Center City Philadelphia, King of Prussia, Conshohocken, and the Main Line and public transportation to these places is easily accessible.

Neducsin has seen immeasurable growth in Manayunk since he bought his first property in 1987. In the time that he’s been buying and selling properties he’s huge changes in the demographics. “The people that live here now are out of college, they’re on their first job. They’re young professionals so they can afford it,” Neducsin says. “They love Manayunk. It’s the safest district in Philadelphia and they feel comfortable here.”

The development of the town has also changed drastically from when Neducsin first arrived in Manayunk. “When I first came here they only knew Main Street, myself included. The people who came here were suburban people or Center City people,” Neducsin says. “Now it has evolved and Main Street has come up the hill”

Sure location is key, but affordability is even better. “The units we have, if they were in Center City they would go for twice as much,” Neducsin says. “So it’s a great value. And there’s nothing like this in the suburbs.”

Dan Neducsin is excited to offer these new properties in Manayunk. “I feel that we use the best finishes and the best amenities. We take everything into consideration. And I think they’re reasonably priced. I think we give the best value for the dollar.”
